Superintendent of Building Services Job Descriptions: Residential

Location: Davidson College, Davidson, NC 28036

Position Type: Full-Time, On-Call Availability Required

About the Position:

Davidson College is seeking a highly skilled and experienced Superintendent of Building Services to oversee the daily operations of our Residential and/or Academic building services. This position is integral to maintaining the highest standards of cleanliness, safety, and customer satisfaction within our campus facilities. The Superintendent of Building Services will serve as one of the faces of the department, ensuring quality service, fostering employee engagement, and upholding the college's mission.

This role will report to Christopher Battle Director of Building Services

This role requires a dynamic leader with exceptional organizational, leadership, and conflict resolution skills to manage a team of custodial staff/Project Team effectively. The candidate selected must be compassionate, highly engaged, and proficient in handling both administrative and hands-on responsibilities, including filling in for staff shortages when necessary.

Work Schedule



  • Residential Facilities: 7:00 AM-4:00 PM
  • Must be available for weekends and on-call emergencies as required.
  • This is an Essential Position
  • This position is on call 24/7


Key Responsibilities



  • Leadership & Supervision:
  • Oversee a team of 15+ staff members, ensuring proper training, guidance, and motivation.
  • Conduct regular performance evaluations and address any performance issues through coaching, mentoring, and progressive discipline.
  • Foster an environment of teamwork, accountability, and high morale.
  • You will directly manage a team of custodial staff and the Project Crew, who is responsible for all setups, breakdowns, moves etc. all over campus and some off campus sites.


Operational Management:



  • Ensure adherence to all policies, cleanliness, and maintenance protocols for all campus facilities.
  • Respond promptly to work orders and service requests from the Resident Life Office (RLO) and Academic departments.
  • Must be proficient in the use of floor machines/equipment and knowledgeable enough to train staff.
  • Implement and enforce policies to ensure compliance with institutional and regulatory standards.
  • Coordinate the scheduling and prioritization of daily tasks for custodial teams.
  • Conduct repetitive inspections (daily, weekly, monthly)
  • Submit monthly Inspection for each employee and counsel employees on their current performance


Administrative Duties:



  • Utilize Microsoft Office Suite (Excel, Word, PowerPoint, and Outlook) to manage reports, schedules, and communications.
  • Experience with TMA or other work-order systems for task assignments and tracking. (preferred)
  • Maintain records of employee schedules, timekeeping, and performance metrics.
  • Collaborate with department heads on strategic planning for facility improvements and resource allocation.


Employee Engagement & Conflict Resolution:



  • Develop and implement strategies to boost staff morale and job satisfaction.
  • Address workplace conflicts effectively and professionally, ensures a positive and productive work environment.
  • Promote a culture of compassion, respect, and inclusion within the department.


Hands-On Support:



  • Assist with custodial tasks, including pulling trash and scrubbing floors, during severe staffing shortages.
  • Lead by example and provide support where needed to ensure uninterrupted operations.


Qualifications & Skills Required

Education & Experience:



  • Some college coursework preferred or an equivalent combination of education and experience.
  • Minimum of 5 years of supervisory experience in custodial management, environmental services, or a related field.
  • Experience working in educational institutions, hotels, or the cleaning industry is highly desirable.
  • Current, state issued driver's license


Technical & Professional Skills:



  • Knowledge of carpet cleaning and its process from start to finish including: extracting, bonneting, spot cleaning.
  • Knowledge of different types of floors and its process in maintaining them
  • Experience in Stripping and Waxing, Top scrubbing etc.


Soft Skills:



  • Strong leadership and employee engagement skills.
  • Ability to train, mentor, and coach staff effectively.
  • Exceptional organizational and communication skills (verbal and written).
  • Conflict resolution and interpersonal skills to foster a supportive work environment
  • Compassion and adaptability in addressing employees' needs and concerns.
  • Problem Solver (critical thinking)
