DESCRIPTION OF WORK

In this Lease Contract Specialist 2, you will be responsible for developing, negotiating, and managing complex, multimillion dollar real estate lease agreements. Work supports responsible use of public funds, the smooth delivery of services, and alignment with Commonwealth agencies' strategic goals. Your duties will include:
- Contract Negotiation: Act as a asprimaryrepresentativeof the Commonwealthto negotiate terms of all legal documents pertaining to lease agreements
- Technical Review: Apply sound professional judgment and knowledge of financial considerations to evaluate complex lease terms
- Stakeholder Collaboration: Work with internal and external stakeholders including agency leaders, legal counsel, and real estate professionals to assess space requirements, evaluate leasehold improvements, and ensure lease terms meet operational, financial, and legal requirements
- Site Evaluation: Travel to locations statewide to evaluate potential sites and properties being considered for new leases and to inspect leased properties for compliance with the terms of lease agreements, code regulations, and legal requirements
- Portfolio Management: Maintain accurate lease records in the enterprise system and track actions from creation through renewal or relocation
- Continuous Improvement: Provide input based on your expertise and customer feedback to help improve leasing policies and procedures

- Full-time employment
- Work hours are 8:00 AM to 4:30 PM, Monday - Friday, with a 60-minute lunch.
- Candidate must be able to travel to the Harrisburg headquarters location and conduct site visits as required to perform essential job functions.
- Telework: You may have the opportunity to work from home (telework) part-time, up to three days per week. In order to telework, you must have a securely configured high-speed internet connection and work from an approved location inside Pennsylvania. If you are unable to telework, you will have the option to report to the headquarters office in Harrisburg. The ability to telework is subject to change at any time. Additional details may be provided during the interview.

REQUIRED EXPERIENCE, TRAINING & ELIGIBILITY

QUALIFICATIONS Minimum Experience and Training Requirements:
- One year of experience as a Lease Contract Specialist 1 (Commonwealth job title or equivalent Federal Government job title, as determined by the Office of Administration); or
- One year of professional experience performing lease contract or property management work; and a bachelor's degree; or
- An equivalent combination of experience and training.
Special Requirement:
- You must possess and maintain an active Pennsylvania non-commercial Class C driver's license or equivalent.
Additional Requirements:
- You must have experience in real estate lease contract negotiations.
- You must be able to perform essential job functions.
