Pay: $90000 - $96000 / year (paid hourly)

Schedule: M - F; day shift

Location: San Jose, CA | Tiktok office

Operates, inspects, and maintains all HVAC, refrigeration, mechanical, electrical, plumbing, and production equipment and systems in assigned facilities to obtain optimal operating efficiency and equipment life expectancy. Primary job role focuses on HVAC systems and equipment, however additional projects may be assigned that are not limited to HVAC work and may encompass broader facility maintenance responsibilities. Manages and executes comprehensive HVAC preventative maintenance programs across multiple buildings within the portfolio. Ensures equipment operates in an energy-efficient, safe manner while minimizing downtime through preventive maintenance and proactive repair scheduling based on operating history records. Performs inspections and repairs to assigned property interior and exterior areas, including walls, flooring, fixtures, roofing systems, and lighting systems. Demonstrates strong focus on operating, maintaining, troubleshooting, and repairing facility equipment across all HVAC/R systems. Technicians are expected to demonstrate technical expertise in HVAC and refrigeration while maintaining multi-skilled capabilities in electrical systems, plumbing, material handling equipment, and other building systems to successfully complete daily and weekly work assignments.

Area of Responsibility

Maintenance

  • Primary responsibility for all HVAC system operations, maintenance, and repair activities

  • Develops, implements, and manages HVAC preventative maintenance programs across multiple assigned buildings

  • Performs ongoing preventive and corrective maintenance work orders on facility mechanical, electrical, and other installed systems, equipment, and components

  • Maintains, operates, and repairs all HVAC/R systems and associated equipment, electrical distribution systems, plumbing systems, building interior and exterior components, grounds, and production equipment within assigned facilities

  • Completes additional facility maintenance projects as assigned, which may include but are not limited to general building repairs, equipment installations, and system upgrades beyond HVAC scope

  • Studies and maintains familiarity with various equipment types and proper operating procedures required for daily maintenance activities

  • Conducts assigned facility inspections and due diligence assessments, reporting conditions that impact client occupancy satisfaction and operations

  • Schedules and coordinates preventative maintenance activities across building portfolios to ensure optimal system performance and compliance

Safety

  • Completes hazard assessments as necessary for all work activities

  • Maintains compliance with all safety procedures while ensuring proper housekeeping and work area safety standards

  • Identifies potential dangers and safety hazards, proposing elimination methods to management

  • Ensures compliance with applicable State, County, and City ordinances, codes, and laws

  • Completes all required safety training programs as scheduled

Administrative

  • Submits purchasing card receipts daily for expense tracking

  • Updates work order status in real-time through computerized maintenance management systems

  • Utilizes CMMS platforms such as Corrigo for documenting all performed work

  • Maintains detailed records of preventative maintenance activities and equipment performance across multiple buildings

  • Escalates problems and issues to customers and management in a timely manner

  • Attends required work meetings and safety training sessions

  • Performs additional duties and tasks as assigned by management

Requirements

  • 4+ years of technical experience in comprehensive building engineering with strong background in HVAC/R systems, plumbing, electrical systems, and production equipment repair and maintenance

  • Moderate electrical experience including troubleshooting, repair, and maintenance of electrical distribution systems, motors, and controls

  • Moderate plumbing experience including repair and maintenance of water supply systems, drainage systems, and plumbing fixtures

  • Knowledge of overall system design principles and practical applications

  • Experience managing preventative maintenance programs preferred

  • Strong customer service and interpersonal communication skills

  • Ability to work independently and as part of a maintenance team

  • Strong organizational skills for managing multi-building maintenance schedules

  • Flexibility to adapt to various project types beyond primary HVAC responsibilities

  • Universal CFC recovery certification required (must obtain within 90 days of employment if not currently held)

  • High School diploma or GED equivalent

  • Additional licenses as required by local authorities having jurisdiction

Preferred

  • Working knowledge of computer applications including Microsoft Word and Excel

  • Two years of trade school education or documented apprenticeship program completion in electrical systems, refrigeration, and HVAC technologies

  • Third-party technical certification in relevant trades

Physical Requirements and Working Conditions

  • Ability to lift up to 80 pounds regularly

  • Comfortable working at heights and climbing ladders up to 30 feet

  • Frequent climbing, bending, lifting, kneeling, stooping, and overhead work

  • Ability to work in adverse environmental conditions including extreme temperatures

  • Capability to climb ladders with 300-pound weight limits while carrying tool bags weighing approximately 20 pounds

  • Must be available for emergency call-in work and overtime assignments as required

Estimated compensation for this position:

90,090.00 - 96,096.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
