REGIONAL SALES MANAGER

The Regional Sales Manager is a hands-on, results-driven leader responsible for directly managing a portfolio of communities and driving leasing performance across assigned markets. Reporting to the Regional Vice President of Property Management, this role is focused on executing sales strategies, mentoring on-site teams, and delivering exceptional resident experiences that align with the Pointe Grand brand.

This is a sales-first role, designed for a leader who thrives in the field, builds strong relationships, and inspires teams to exceed leasing and occupancy goals.

ESSENTIAL RESPONSIBILITIES:

Sales & Leasing Leadership



  • Lead on-site teams in executing high-impact leasing strategies and marketing initiatives.
  • Spend the majority of time in the field, supporting leasing efforts, coaching teams, and driving performance.
  • Ensure each community is positioned as the most desirable place to live in its market.


Team Development & Coaching



  • Train, mentor, and develop Leasing Specialists and Leasing Managers, preparing them for future leadership roles.
  • Foster a culture of accountability, recognition, and continuous improvement.


Operational Execution



  • Monitor and manage key performance metrics including occupancy, leasing velocity, resident retention, and customer satisfaction.
  • Partner with centralized operations teams to ensure seamless execution of back-office functions.


Community Engagement



  • Support on-site teams in building strong resident relationships and creating a vibrant community culture.
  • Address resident concerns promptly and professionally, ensuring a high standard of service.


Collaboration & Communication



  • Work closely with cross-functional teams including Marketing, Training, Talent Acquisition, and Construction to align on goals and initiatives.
  • Provide regular updates to the RVP on market performance, team development, and community needs.


Site Visits & Quality Assurance



  • Conduct regular property visits to assess leasing performance, team engagement, and brand consistency.
  • Identify opportunities for improvement and implement action plans to elevate results.



KNOWLEDGE, SKILLS, AND ABILITIES



  • Proven experience in property management, leasing, or sales leadership.
  • Strong coaching and team development skills.
  • Excellent communication, interpersonal, and problem-solving abilities.
  • Ability to thrive in a fast-paced, field-based role with frequent travel.
  • Bachelor's degree in Business, Real Estate, or related field preferred - or equivalent experience.



WORKING CONDITIONS



  • Incumbents work in an office environment but also may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.


PHYSICAL DEMANDS



  • Incumbents must be able to physically access all exterior and interior parts of the properties and amenities within the assigned geographic portfolio.
  • Incumbents must be able to view computer screens, cellphones, and other electronic equipment for extended periods where visual strain may result.
  • Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to ten (10) pounds independently and twenty-five (25) pounds with assistance.
  • Regular and routine travel may be required to conduct site inspections and community visits, attend business meetings and training classes, or for other situations necessary to accomplish the daily responsibilities of this position.
