Essential Job Duties	We are seeking a highly skilled journey-level Facilities Maintenance Technician to join our Building Maintenance and Operations department. In this role, you will specialize in the maintenance, repair, and operation of heating, cooling, and steam/hot water boiler systems. You will have the opportunity to work with a wide range of mechanical, electrical, and plumbing systems within a dynamic maintenance service zone. Key responsibilities and duties include, but are not limited to: Maintain, repair, and install HVAC systems, including air conditioning, refrigeration, and heating equipment Diagnose, troubleshoot, and repair steam/hot water boilers and auxiliary equipment, such as pumps, condensate receivers, steam lines, pressure-reducing stations, air compressors, and water softeners Perform preventive maintenance per manufacturer guidelines on refrigeration and air conditioning equipment Conduct electrical work up to 600 VAC, including installation, maintenance, and repair of electrical panels, breakers, switchgear, magnetic starters, disconnects, motors, and lighting systems Troubleshoot and repair control systems, including temperature controls, regulators, humidity controllers, sensors, pneumatic control valves, and regulators Install and maintain plumbing systems, including cutting, threading, assembling, and installing pipes, valves, and fixtures for gas, water, and sanitation systems Perform pipefitting and insulation work related to steam and water distribution systems Ensure compliance with safety standards and best practices while performing all duties
Other Responsibilities	Participate in the on-call program Other duties as assigned

Qualifications

Minimum Experience/Education	High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification(s). Optional Guidelines: Experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.
Other Required Qualifications	Demonstrate through work, a depth of knowledge and skills for pneumatic controls, as well as DDC type of controls Must be able to communicate verbally with supervisors and the general public and understand verbal and written instructions and other communications regarding work assignments and other matters Must be able to lift up to 60 pounds occasionally, with or without reasonable accommodations
Preferred Qualifications	Experience in the trades areas of HVAC, electrical, and plumbing
Required License or Certification	Valid driver's license required NC driver's license within 60 days of hire and must be maintained
Valid NC Driver's License required	Yes
